HMY were appointed by Valor Real Estate Partners as Lead Consultant, Architect and Principal Designer to retrofit 4 existing 1950’s built units to current standards with an EPC B rating. The existing asbestos cement roofing was replaced with new rooflights to bring daylight into the deep plan spaces. The front facades were reclad and all windows and doors replaced. Office cores within Units 3 & 4 were fully refurbished.
The existing structure was sound with some minor repairs required. By carrying out a deep retrofit rather than demolish the project saved approximately 1,900 tonnes of embodied carbon and in the life of the building over 12,000 tonnes. It also ensured waste was diverted from landfill. The project was designed and completed within 6 months to provide 25,000ft² of contemporary warehouse and office space.
